Job Description

The Senior Analyst or Associate - Acquisitions Group plays a key role in providing analytical and feasibility analysis for acquisitions, new development, and adaptive reuse projects. The successful candidate will be involved in screening and evaluating new real estate investment opportunities and preparing and presenting investment recommendations to an internal Investment Committee. The position will interact with all teams including investments, development and construction, asset management, capital markets, finance and accounting, and Noble’s managing partners.

Primary Job Responsibilities:

• Underwrite potential acquisitions and create operational proformas, this includes supply and demand analysis, operating expense analysis, and deal structure modeling
• Conduct market research and comparable project analysis
• Support the due diligence process for potential transactions including analyzing competitive properties, reviewing market supply/demand fundamentals, analyzing financials, sales and revenue and various other reports
• Maintain an internal company acquisitions pipeline report and CRM, monitoring all potential acquisitions and communication with brokers and owners
• Work with capital markets to prepare information packages for the purpose of obtaining debt financing
• Prepare approval memos for investment committee approval
• Provide general support to key leaders within the organization, including special and ad hoc projects

Job Requirements:

• Working knowledge of real estate acquisitions, development, and finance
• Highly developed analytical and communication skills
• Advanced level of proficiency in Excel, with a high degree of comfort creating forward-looking projections, ROI analyses, valuations, and custom models for ad hoc analyses
• Effective planning and organizational skills, including the ability to work on multiple projects and effectively determine priorities
• Strong analytical skills with the ability to gather, interpret, and synthesize complex data from various sources
• A very thorough / detail-oriented approach to work product, with commitment to quality and accuracy
• Strong desire to achieve team goals and flexibility to provide assistance where needed

Desirable Qualifications:

• 2+ years of experience in real estate, preferably focused in hotel ownership (REIT/private equity group), hotel consulting/appraisals, or hotel operations analytics
• A bachelor’s degree in hotel/real estate/finance
